What pushes the price up
- Steep or complex roofs. More valleys, dormers and pitch over 8/12 mean more labor and safety gear.
- Extra layers. Each old layer adds tear-off and disposal.
- Rotten decking. Usually priced per 4×8 sheet. Older roofs often need some.
- Upgrades. Impact-rated shingles, metal, or new gutters and skylights.
Red flags in a quote
- “Decking as needed” with no per-sheet price or cap.
- One lump-sum number with no line items.
- Sign-today discounts or pressure after a storm.
- A total well above the range here for your size and material.
Common questions
How much does a new roof cost in the US?
For a typical house with about 2,000 square feet of roof surface, a full tear-off and new architectural shingles runs about $17,700 to $20,300 in the US in 2026. Smaller roofs and basic 3-tab shingles cost less; steep, complex or metal roofs cost more.
Is roof size the same as my home's square footage?
No. Roof surface is usually 1.2 to 1.5 times the footprint of the house, because of the slope and overhangs. A 1,600 sq ft ranch often has 2,000 to 2,300 sq ft of roof. ROOF can measure yours from aerial imagery for free.
What should be in a roof quote?
Tear-off and disposal, underlayment, any required ice barrier, drip edge, starter strip, ridge cap, ventilation, flashing, a decking allowance with a per-sheet price, permit, cleanup, and the workmanship warranty in years. A quote missing several of these usually comes back with change orders.
Can I repair my roof instead of replacing it?
